The competition required the design of a high-rise for office as well as residential use. AUKETT+HEESE designed a 60m, 16 storey building offering 16.000 square metres of prime office space in the heart of Frankfurt’s business district, together with 1,000 square metres of apartments in The Residence, a Podium building with public access and a 2-storey underground garage for 160 cars.

AUKETT+HEESE conceived this building from the beginning as a model of energy conservation and sustainability, making best use of solar orientation and geothermal power.
The same attention has been paid to the acoustic properties of the building, with the Atrium acting as a buffer between street and office. Offices are reached by glass elevators from lobbies within the Atrium and are arranged to optimise rentable space using a flexible 1.50 m grid. Each floor can be divided into two separate tenancies if required. The building is fully compliant with BCO Guidelines and the German Guidelines for Working Spaces (Arbeitsstättenrichtlinien).

Residential units are located in a separate six storey building in a quiet courtyard behind the High-Rise. These are high quality apartments for private rent or to be let in conjunction with office space.
